In the last 5 years rates have been offered between 5.875% and 6.875% roughly speaking.
Let’s choose 6.5% for our example. $200,000 loan at 6.5% would cost $1,264 per month. At today’s pricing of 4.625% it would only cost $1,028. That difference in pricing is the equivalent of $85,000 over the life of the loan. That difference is also equivalent to a price change of $46,000.
So if you buy now, and take advantage of these rates your purchase power increases by almost $50,000 more than when rates go back to the range they have spent much of the last 5 years!!
This doesn’t even take into consideration the fact that by summer, prices in the Northwest are going to be going back up, slowly stabilizing. In many pockets of Portland they already are!
